The housing stock

The roofs in Penrith

Penrith sits at the western edge of the Sydney basin against the foot of the Blue Mountains, and it is consistently one of the hottest places in the metropolitan area through summer.

That single fact changes more about a roof specification here than anything else, and it is the thing most quotes ignore.

It is also the furthest of the areas we cover, about an hour out from the workshop. We still come, and we would rather say plainly that a small repair out here is hard to justify on its own while a full roof is not.

Penrith and the suburbs around it carry a lot of 1970s and 1980s brick housing under concrete tile, alongside newer estate housing built with sheet roofs.

The older tile roofs are at the age where the choice is a second repointing or a conversion, and the newer sheet roofs are old enough that fixings and washers are the thing to look at rather than the sheet itself.

There is a third group out towards the river and the older parts of St Marys and Emu Plains: genuinely old housing, weatherboard and fibro, some of it still under its original corrugated iron. Those roofs come off easily and the frame underneath is the unknown.

Sheds, workshops and rural outbuildings are far more common here than closer in. They are ordinary metal roofing work and we quote them the same way, on the condition the trip is worth making.

Local conditions

What changes the specification here

Heat is the design condition

A dark roof over a poorly insulated ceiling is felt inside the house here in a way it is not on the coast. Colour choice and the insulation blanket under the sheet are the same decision in Penrith.

No coastal exposure

Salt is not a factor this far inland, so the standard coating range applies and the specification is driven by heat and storm rather than corrosion.

Hail and storm exposure

The western suburbs take the brunt of summer storm cells coming across the plain. Hail damage on an ageing roof frequently turns a maintenance decision into a replacement one.

Bushfire attack levels on the fringe

Properties backing onto bushland towards the mountains can carry a bushfire attack level rating, and that changes what is allowed at the gutter, the valley and the eaves. It is a real constraint out here and a question worth asking before a profile is chosen.

What we get called for

The jobs Penrith actually sends us

  • Light-coloured conversions

More owners here choose a light roof than anywhere else we work, and it is the right instinct. The colour does more for the room temperature than the sheet profile ever will.

  • Insulation at the same time

With the tiles off, the blanket under the new sheet costs very little extra and it is the only moment it is easy to do. Skipping it is the thing owners here tell us they regret.

  • Whole-roof jobs rather than patches

Because of the distance, a full replacement is what makes sense out here. We will say so rather than take a small repair and price the travel into it.

Common questions

Roofs in Penrith: common questions

Does a light roof colour really make a difference in Penrith?

Yes, and more here than anywhere else in Sydney. Penrith regularly runs several degrees hotter than the coast in summer, and a dark roof over a thin ceiling blanket is felt inside the house.

Do you come out to Penrith?

We do. It is the far edge of our area at about an hour, so a full re-roof or a new roof makes sense while a small repair on its own often does not.

My property is bushfire prone. Does that change the roof?

It can. A bushfire attack level rating sets requirements at the gutter, valley and eaves, and those are construction requirements rather than preferences. Worth confirming your rating before choosing anything.

Should I insulate while the roof is off?

If you are replacing the roof anyway, it is the cheapest it will ever be to do and the only time it is easy. In this part of Sydney it is the item we would least like to see skipped.
