The housing stock
The roofs in Lurnea
Lurnea sits on higher ground just west of Liverpool, six kilometres from our base, and it has a longer history than most of the suburbs around it.
The land was a soldier settlement after the First World War, laid out with room for a house and a small farm each, and it was redeveloped as an ordinary residential suburb through the 1970s.
That redevelopment is what most of the current housing dates from, which puts the bulk of the suburb's roofs at fifty years old or thereabouts.
Single and double storey brick housing from the 1970s under concrete tile makes up most of the suburb, on blocks that are generally larger than the estates built later.
Fifty years is a long first life for bedding and pointing. On most of these roofs it has been repaired at least once, and on some of them it has been patched rather than properly redone.
Larger blocks mean more outbuildings than the newer estates have: garages, workshops, carports and the occasional old shed still carrying original corrugated iron.
There is also a scattering of housing from the earlier settlement era around the edges, and those roofs are a different proposition again because what is under them is far less predictable.

Local conditions
What changes the specification here
On the rise
Lurnea sits higher than Liverpool below it, and the older streets have views to match. Higher ground catches more wind, which makes fixing spacing something to specify rather than assume.
Bigger blocks, more roofs
Larger blocks than the estate suburbs, which means garages, workshops and sheds as well as the house. Doing them in one visit is usually the better answer.
Fifty-year-old bedding
Most of this stock is on its second or third repair to the ridge capping. At that point a conversion is worth pricing properly rather than repairing again by reflex.
Inland specification
Well away from the coast, so the standard coating range applies and the questions are heat, storm and wind rather than salt.
What we get called for
The jobs Lurnea actually sends us
House and shed together
The most efficient job on a Lurnea block. One visit, one set of access gear, and the outbuilding stops being the oldest-looking thing on the property.
Tile to metal on seventies brick
The standard job, with the frame check mattering a little more on stock this age than it does on nineties housing.
Old iron on outbuildings
Some of the sheds here have never been re-roofed. The sheet comes off easily and the frame underneath decides how the day goes.

Common questions
Roofs in Lurnea: common questions
How old is the housing in Lurnea?
Most of it dates from the 1970s redevelopment of the suburb, so roughly fifty years. There is older stock around the edges from the soldier settlement era, and those roofs are less predictable.
Can you do my shed and my house at the same time?
Yes, and it is usually cheaper than doing them separately because most of the setup is shared. Blocks here are big enough that plenty of properties have both.
My ridge capping has been patched a few times. Is that a problem?
Patching is a shorter-lived repair than re-bedding properly. On a fifty-year-old roof that has been patched more than once, it is worth pricing a conversion alongside another repair so you can compare them honestly.
How far is Lurnea from you?
About six kilometres, so a small job is still worth doing here and we can get to a leak quickly.

Replacing a roof in Lurnea
Call and describe what the roof is doing. If it is worth a look we will come out and measure it, and if it is not we will say so.
