The roofs in Casula
Casula is the first suburb south of Liverpool on the highway and the railway, and at 16,584 people it is one of the larger suburbs we cover.
It is also the one with the most interesting ground. Casula is undulating rather than flat, sitting between about thirty and seventy metres above sea level, and its eastern boundary is the Georges River with a steep escarpment running down to it.
Seven in ten occupied dwellings here are separate houses, so it is a genuine house suburb rather than a unit one, and the terrain is what makes a Casula roof job different from an identical house on the flat at Prestons.
A broad mix, which is unusual for the south west. There is post-war and mid-century brick under concrete tile through the older parts, 1980s and 1990s housing across much of the suburb, and newer development closer to the station and the highway.
The older tile roofs are at the familiar point: sound tiles, tired bedding, and a repointing already behind them.
What sets Casula apart is how much of the housing sits on grade. Split levels, houses stepping down a slope, and driveways that fall away from the street are all common, and each of those is an access question before it is a roofing one.
The streets nearer the river carry considerably more mature tree cover than the rest of the suburb. That is a guttering conversation rather than a roofing one, and it is a real one.

Between thirty and seventy metres of elevation across the suburb, so blocks slope. Scaffold, access and the carry for every sheet change with the grade, and that belongs in a quote as a line rather than hidden in a rate.
The river escarpment
The eastern edge drops steeply to the Georges River. Properties along it have the hardest access in the suburb and the best views, and both are worth knowing about before quoting.
Tree cover near the water
The river corridor streets fill gutters far faster than the rest of Casula. Gutter guard earns its place there in a way it does not two streets up the hill.

Why would a Casula roof cost more than the same house in Prestons?

My house is split level. What does that mean for the roof?
It means two roof planes at different heights with a junction between them. That junction does the work and it is where attention and money are best spent.
