If we had to name one suburb in our whole area that is squarely a re-roofing market, it would be this one.
Green Valley was developed as a very large housing estate from the 1960s, and the name originally covered what are now Ashcroft, Busby, Cartwright, Heckenberg, Miller and Sadleir as well. It went up quickly, to a small number of designs, in one material.
Sixty years on, 82 per cent of the occupied dwellings here are still separate houses, and a great many of them are carrying their original roof structure with one repointing already behind it.
Single-storey brick housing from the 1960s and early 1970s dominates, almost all of it under concrete tile, on regular blocks with simple hip and gable roofs.
This is the era where the tiles themselves usually outlast everything holding them on. The mortar bedding under the ridge capping goes, gets repaired once, and then goes again, and the second time is where owners start asking whether there is a way off the cycle.
Because the estate used a small number of house designs, the roofs repeat. We can quote these accurately, and a job that runs to plan is worth more to an owner than a cheap number that moves.
Additions are common and mostly modest: a carport, an enclosed back verandah, a garage. Each one is a junction with the main roof, and on a roof this age those junctions are usually older than the flashing that was meant to protect them.
