The housing stock

The roofs in Green Valley

If we had to name one suburb in our whole area that is squarely a re-roofing market, it would be this one.

Green Valley was developed as a very large housing estate from the 1960s, and the name originally covered what are now Ashcroft, Busby, Cartwright, Heckenberg, Miller and Sadleir as well. It went up quickly, to a small number of designs, in one material.

Sixty years on, 82 per cent of the occupied dwellings here are still separate houses, and a great many of them are carrying their original roof structure with one repointing already behind it.

Single-storey brick housing from the 1960s and early 1970s dominates, almost all of it under concrete tile, on regular blocks with simple hip and gable roofs.

This is the era where the tiles themselves usually outlast everything holding them on. The mortar bedding under the ridge capping goes, gets repaired once, and then goes again, and the second time is where owners start asking whether there is a way off the cycle.

Because the estate used a small number of house designs, the roofs repeat. We can quote these accurately, and a job that runs to plan is worth more to an owner than a cheap number that moves.

Additions are common and mostly modest: a carport, an enclosed back verandah, a garage. Each one is a junction with the main roof, and on a roof this age those junctions are usually older than the flashing that was meant to protect them.

What changes the specification here

Simple roofs, honest quotes

Hip and gable, single storey, few valleys. There is very little on these roofs that can hide from a quote, which makes them some of the most straightforward work we do.

Roofs of one generation

An estate built inside a decade reaches the end of its second pointing cycle together. That is why several houses in a street go at once, and it is not a coincidence.

Single storey helps

Most of this housing is one storey, which keeps the access and edge protection straightforward and keeps that part of the price down.

Four kilometres from us

Close enough that we can come and look at a leak the same day, and close enough that a repair is worth doing rather than being swallowed by travel.

What we get called for

The jobs Green Valley actually sends us

  • Tile to metal, start to finish

The core job here and the one this suburb is built for. Tiles off, frame checked, sheet on, and the pointing cycle ends permanently.

  • Ridge capping repairs

Where a full replacement is not on the cards, re-bedding and repointing buys time. We will tell you honestly whether that is a year or a decade for your roof.

  • Carport and verandah junctions

The additions on these houses leak at the junction far more often than in the middle. Usually a flashing job rather than a roof job.

Common questions

Roofs in Green Valley: common questions

How old are the roofs in Green Valley?

Most are sixty years old or close to it. The estate was developed from the 1960s and the original housing is still the majority of what is here.

My ridge capping has been repointed once already. What now?

That is the decision point. A second repointing buys you another decade on a roof that is already sixty years old, or converting to sheet ends the cycle for good. We will give you both prices rather than push one.

Are these roofs cheaper to do than other suburbs?

Generally yes, and for real reasons: single storey, simple hip and gable shapes, regular blocks and easy access. There is less on these roofs that can surprise a quote.

Do you cover Busby, Sadleir, Heckenberg, Ashcroft and Miller?

Yes. They were all part of the original Green Valley estate, they are the same era and the same job, and they are all within a few minutes of us.
