The housing stock
The roofs in Liverpool
Liverpool is where this business is based, so it is the area we get to fastest and know best.
It is also a genuine re-roofing market rather than a repair one, because a large part of the housing stock went up in the decades when concrete tile was the default and those roofs have now reached the end of their maintenance life.
Being local changes what we can offer here in a practical way rather than a marketing one: we can get to a leak the same day, we can come back to check a job after the first heavy rain, and we are not pricing an hour of travel into every visit.
The older parts of Liverpool are dominated by post-war and mid-century brick homes with concrete tile roofs. Those tiles are usually still intact, but the mortar bedding and pointing that holds the ridge capping has typically been redone once already and is due again.
That is the decision point where most tile-to-metal conversions start. Repointing buys another decade, and replacing in steel removes the cycle entirely.
Around the newer estates the picture is different. Those houses were built with sheet roofs from the start, so the work there is more often storm damage, extensions, and roofs approaching the end of a first full life.
The third group is the flats and townhouses through the centre, where the roof is usually low-pitched and often hidden behind a parapet. That is a different job again, and it is the one most residential roofers quote badly because the water has nowhere obvious to go.

Local conditions
What changes the specification here
Well away from salt
Liverpool is far enough inland that the standard coating range is the normal specification. The heavier marine grade that coastal Sydney needs is not usually called for here.
Hot western summers
South west Sydney runs hotter than the coast through summer, which makes roof colour and the insulation blanket under the sheet worth more thought than they get.
Storm season
The south west catches severe summer storms and the resulting hail and wind damage. A roof that was marginal beforehand tends to be the one that fails.
The Georges River corridor
The eastern edge of the area drops away to the Georges River, and the older streets along it carry more mature trees than the estates do. That shows up as gutters filling faster than the owner expects rather than as a roof problem.
What we get called for
The jobs Liverpool actually sends us
Tile to metal on post-war brick
The most common job we do here. The tiles come off, the frame gets checked for the change in load, and the new roof goes on in sheet. Most of these houses have simple hip or gable roofs, which quotes cleanly.
Second-generation sheet roofs
On the estate housing the sheet is often still sound while the fixings and their rubber washers are not. Worth having looked at properly before assuming the whole roof is due.
Guttering on its own
Plenty of Liverpool jobs start as a gutter that overflows and turn out to be the fall, not the gutter. Replacing gutter for gutter without fixing the fall gets you the same problem in the same spot.

Common questions
Roofs in Liverpool: common questions
Are you actually based in Liverpool?
The business works out of West Hoxton, which is about ten minutes from the Liverpool centre. It is the closest area we cover and the one we get to fastest.
My neighbours all had their roofs done. Is mine due?
Quite possibly. Whole streets here went up inside a few years using the same tiles, so they reach the end of their pointing cycle together. It is worth having a look rather than waiting for a leak.
Can you re-roof a townhouse or a unit block?
Yes, though a low-pitched or parapet roof is a different specification to a house and needs the right profile. Strata jobs also need whoever owns the roof to sign off before we start.
How fast can you get to a leak in Liverpool?
Usually same day or next day, because it is our home area. Call (02) 9072 1993 and tell us what you are seeing inside.

Replacing a roof in Liverpool
Call and describe what the roof is doing. If it is worth a look we will come out and measure it, and if it is not we will say so.
