Hinchinbrook is about three kilometres from where this business is based, which makes it one of the closest suburbs we work in.

It is also a suburb with an unusually precise age. Hinchinbrook was only created in 1986, carved out of the southern part of Green Valley and the northern part of Hoxton Park, and most of it was built out over the fifteen years that followed.

That matters because it puts nearly the whole suburb's roofing stock in one narrow band. Roofs laid in the late eighties and through the nineties are now thirty to forty years old, which is exactly when the decisions start.

The bulk of the housing is single and double storey brick from the late 1980s through the 1990s, most of it under concrete tile.

Tile roofs from this era are generally still structurally fine. What has aged is the bedding and pointing under the ridge capping, and on a roof this age that has usually had one repair already.

Well clear of the coast, so the standard coating range applies and the specification is driven by heat and storm rather than corrosion.

Sitting in the open on the Cumberland Plain, the suburb takes summer cells with nothing to slow them. Wind uplift on tired fixings is the failure we see more than hail here.
