Parramatta has a broader range of housing ages than almost anywhere else in the west, which makes it the area where the roof in front of you tells you the least before you get on it.
A Federation cottage, a 1960s brick home and a house built last decade all sit in the same street, and they are three different jobs.
It is the area where we are least willing to give a number over the phone, and the reason is not caution for its own sake. On stock this varied the difference between what a roof looks like from the footpath and what is under it is the largest.
The older pockets include Federation and inter-war housing, some of which was originally roofed in corrugated iron and later tiled over, and some of which still carries its original profile.
Around that sits the usual mid-century brick and tile, and then recent infill and duplex development with sheet roofs and much more complex flashing detail.
Heritage considerations apply in parts of Parramatta, and changing roof material can be subject to local controls. That is worth checking with council early rather than after a colour has been chosen.
Duplex and dual-occupancy infill is the fastest-growing part of the stock, and its roofs are the most detailed we see: parapets, box gutters, changes of level, and a boundary wall on at least one side. Those are flashing jobs before they are sheeting jobs.

On genuinely old housing the batten and rafter condition is far less predictable than on post-war stock, so what happens if the frame is worse than expected matters more here.
Access and neighbours
Tighter blocks and infill development make site access a real part of the job. It is one of the reasons a proper measure beats a rate applied to a satellite image.
Box gutters behind parapets
A lot of the newer building here hides its drainage behind a parapet wall. A box gutter has no overflow path unless one was built in, so when it blocks the water goes inside. It is the detail we check first on this kind of roof.
