The roofs in The Hills
The Hills District has bigger houses than most of the west, and bigger houses have more complicated roofs.
More hips, more valleys, more changes of level and more penetrations, all of which means the quote is driven by detail rather than by area.
It is the one part of our area where we would tell an owner that the cheapest quote is the one to look at hardest. On a roof with six valleys, the difference between quotes is usually the valleys, and you cannot see them from the street.
There is a large stock of two-storey housing from the 1980s onward, much of it under concrete tile, with roof shapes considerably more complex than the simple hip and gable found further west.
Complexity is the cost driver on these roofs. Two houses with the same floor area can be very different jobs if one has four valleys and the other has none.
There is also older and semi-rural housing on the fringes, where sheds and outbuildings often still carry original iron.
Solar is more widespread on these roofs than anywhere else we work, and a roof with panels on it is a sequenced job: the panels come off by a licensed installer first, the roof goes on, then they go back. Booking that installer is the thing that decides the timeline, not us.

Established tree cover
The Hills has far more mature tree cover than the rest of western Sydney, which makes gutters fill quickly. It is one of the few areas where gutter guard genuinely pays for itself.
Valleys do the work
Complex roofs concentrate water into valleys, and valleys are where an ageing roof fails first. On a large roof the valley detail matters more than the sheet.
Access at height
Two-storey work needs proper access and edge protection, which is a real line in a quote. Anyone leaving it out has either not priced it or is not planning to do it.
Bushfire on the north western fringe
Properties backing onto the bushland out towards the river carry bushfire attack level ratings, and those set requirements at the gutter and the eaves. Worth confirming where your property sits before choosing anything.

Often the whole job on a large Hills roof. The valleys go long before the field of the roof does, because that is where all the water ends up.
Re-roof around existing solar
Common here. We coordinate with the installer rather than working around live panels, and we would rather wait a week for that than improvise.
Guttering and gutter guard
The tree cover makes this a genuine recommendation here rather than an upsell. On a two-storey house the cost of clearing gutters twice a year adds up quickly.

Why is my roof more expensive than a bigger one in Blacktown?
Almost always complexity and height. Valleys, changes of level, penetrations and two-storey access all cost time, and none of them show up in a floor area. A simple large roof is cheaper than a small complicated one.
I have solar. Can you still replace the roof?
Yes, and it is normal work. The panels come off and go back on by a licensed solar installer, not by us, and booking them is usually what sets the date.
Is gutter guard worth it here?
In The Hills, more than anywhere else we work. The mature tree cover fills gutters fast, and on a two-storey house the cost of clearing them properly twice a year adds up.
Do you cover Castle Hill, Baulkham Hills and Kellyville?
Yes, all of them. It is the far north of our area, so a full roof makes the trip worthwhile in a way a small repair generally does not.
