The housing stock
The roofs in Blacktown
Blacktown grew fast through the post-war decades, and a great deal of its housing went up in a short window using the same materials.
The practical result is streets where the roofs are all the same age, which is why one re-roof on a block is often followed by several more.
It also means the job is predictable in a way it is not everywhere. We have been on enough of these roofs to know what is under the tiles before we lift them, which takes most of the guesswork out of the quote.
Much of the stock is single-storey brick with a concrete tile roof, built between the 1950s and the 1970s. Those roofs are now well past a single repointing cycle.
There is also a substantial amount of later estate housing further out, built with sheet roofs that are now old enough for the fixings and washers to be the failure point.
Extensions are common here, and an extension is the point where a lot of owners decide to redo the whole roof rather than try to match a faded one.
Granny flats have gone up across this area in volume over the last fifteen years. Their roofs are newer than the house in front of them, which means two roofs at two different stages of life on one block, and the older one is rarely the one that gets looked at.

Local conditions
What changes the specification here
Inland specification
Well outside the coastal zone, so the standard coating range is the normal choice and corrosion is not the driver.
Uniform roof age
Whole streets tend to be due at once. If your neighbours are getting quotes, the odds are yours is at the same point in its life.
Roof area over complexity
A lot of the older housing has simple hip and gable roofs, which is straightforward work and quotes cleanly. Complexity here is more often about access than about the roof shape.
Storms across the plain
Blacktown sits in the open middle of the Cumberland Plain and takes summer cells with very little to slow them down. Wind uplift on an old roof with tired fixings is the failure mode here, more than hail.
What we get called for
The jobs Blacktown actually sends us
Street-run conversions
We frequently end up doing two or three roofs in the same street. If a few neighbours are going at once, say so when you call, because it changes what the job costs to set up.
Roof and extension together
Matching a new section to a twenty-year-old faded roof rarely looks right. Doing the lot at once is usually the cheaper answer once you count the second set-up.
Granny flat and main house together
Two structures, one visit, one set of access gear. It is the most efficient version of this job and the one that most often gets split in half for no good reason.

Common questions
Roofs in Blacktown: common questions
Half my street has had their roof done. Why now?
Because they went up together. Blacktown's post-war housing was built in a short window with the same tiles, so the bedding and pointing reaches the end of its second cycle at roughly the same time across whole streets.
Can you do my house and my granny flat at once?
Yes, and it is the sensible way to do it. One visit, one set of access gear, and the two roofs end up matching rather than being fifteen years apart.
Is it cheaper if my neighbour books at the same time?
It genuinely can be, because a good part of a roof job is getting set up on site. Mention it when you call and we will quote both properly rather than guess.
Do you cover Mount Druitt, Rooty Hill and Seven Hills?
Yes, they are all within the same run for us. The housing across that band is much the same age and much the same job.
