Prestons is four kilometres from our base and it is two jobs in one suburb, which makes it unusual in our patch.

On one side of it is ordinary south west Sydney housing. On the other is one of the larger industrial estates in the region, sitting up against the Crossroads where the Hume Highway, Campbelltown Road and Camden Valley Way meet.

Both halves are metal roofing, and the trade is the same trade. What changes is the scale, the profile and how the work has to be scheduled around whatever is happening underneath.

The residential part is largely brick housing from the 1980s and 1990s under concrete tile, with newer sheet-roofed housing at the edges.

Those tile roofs are at the same point as the rest of the Liverpool area: the tiles are sound, the bedding and pointing is not, and that is where the conversion conversation starts.

The industrial estate is a different kind of roof entirely. Large spans of trapezoidal or wide-rib profile on very low pitches, with box gutters, sumps and downpipes doing work that a domestic gutter never has to.

Factory and warehouse roofs here are mostly at the age where the fixings, the washers and the flashing around penetrations have gone before the sheet has. On a roof that size, that distinction is worth a great deal of money.

Low pitch changes the profile

Industrial roofs run much flatter than houses, and every profile has a published minimum pitch. Laying a domestic corrugated profile on a warehouse pitch is one of the commonest reasons a big roof leaks.

Working over a live business

A factory roof usually has stock and people under it. That means staging the work, keeping the building watertight overnight, and agreeing what happens if the weather turns before we start.

Box gutters and sumps

On a large roof the drainage is the system that matters. Box gutters need to be sized for the catchment and given an overflow that goes outside the building, and that is where we look first.

Four kilometres away

Close enough that a return visit costs nothing much, which matters on a commercial job where something usually needs checking once it has rained properly.
